A majority of roof leaks are caused by water backing up or flashing failure rather than an actual ‘hole’. Regular maintenance of gutters, downpipes and stormwater systems prevents most roof leaks. How often you will need maintenance depends on your leaf load from overhanging trees, your roof’s fall and whether it has susceptible designs elements such as sky lights and valley gutters. 

Roof flashing is a waterproof barrier that is used with tiles or sheeting to prevent water from entering the roof cavity. This flashing is used around penetrations including skylights, whirlybirds, chimneys and dormer windows to make them watertight. If you see brown patches or tracking lines on your ceiling, it is a good indication that your roof flashing needs repair.
